Removes the effects of inflation from the return of an investment  and allows the investor to see the true earning potential

Investment Rate   –   Inflation Rate   =   Inflation-Adjusted Rate

For example a house increases in value by 10% in one year.  However, inflation for that year was 5%.  So the real return on the homes value is actually only 5%.
